This 14-story mixed-use urban development project includes a variety of commercial spaces (levels 1, 2 and 3), a boutique hotel (levels 4,5 and 6), apartments and condos ranging from 550 sf to 3200 sf (levels 7 through 14) and private underground parking. The building also provides a climate-controlled arcade just off of the pedestrian plaza with space for four-season casual seating and a third floor roof terrace. Two-level penthouses include private roof terraces for outdoor living.

Many commercial trades had been housed within this early 1900’s building including an automobile showroom, a laundromat, and professional offices. The new program called for the space to be a combination residence and marketing showroom for the developer/owner. The space was stripped to expose the essence of the original shell. Clean geometric masses and translucent planes were inserted within the open volume. Rolling wardrobe units double as storage and monolithic wall, they assist in subtly dividing the open plan into two sleeping areas and a central living core to which the entry stair ascends.

This eight-story structure occupies a confined corner site on the periphery of the University of Iowa campus. The building primarily accommodates 24 studio apartments on floors two through eight, which provides an urban dwelling and contrasts greatly to other housing options in the area. Amenities such as the ground retail space and lower level gallery spaces also elevate the urban experience. Upper floor apartments are two stories with a lofted bedroom. They feature balconies on two levels -- one off the living area facing east and the other off the bedroom loft facing west.

This seven level structure houses six levels of studio apartments. The top-level units are each two-levels with a roof terrace. A local restaurant occupies the ground level retail space. The structure replaces a historic three-story building that burned down in the spring of 1999. A remnant the original building has been preserved between this structure and the building to the north.
